Presidents Letter

Spring 2026

Dear Chinquapin Homeowners,

The CHOA Board would like to begin by expressing our gratitude for the input we receive from residents, both leading up to and during our meetings. Your engagement is vital to the success of our community.

Snow Removal Transition

Although the first day of Spring has passed and snow may be the furthest thing from our minds, we recognize it was a primary concern during our last storm. We received numerous emails, phone calls, and texts, and as promised, the Board prioritized this issue during our March meeting.

Following a focused discussion in our executive session, the Board evaluated the following:

Safety: Prioritizing vehicular and pedestrian ingress/egress for both full-time residents and visitors.

Liability: Consulting legal counsel regarding the risks associated with heavy snowfall.

Fiscal Responsibility: Addressing the challenge of a "snow season" that spans two annualized budget cycles.

The Resolution: To ensure a safe and efficient program, the Board has moved to a “lump sum contract.” This change eliminates the need for debates over "inches" or the frequency of plow runs. Instead, the contract mandates that the vendor’s primary focus remains on safety and maintaining clear access to the property.

Utility Updates

Our manager, Amy, is currently posting contact numbers for all local utilities on the association website. We encourage residents to use these resources to:

1. Request Notifications: Sign up for alerts regarding temporary service outages.

2. Verify Billing: During our meeting, inconsistencies in utility readings were noted. Please review your statements and contact the providers directly if you notice discrepancies.

Committee Progress

Our committees and chair-people remain hard at work on several fronts:

Property Maintenance: Ongoing focus on "defensible space," the deck/roof programs, and our scheduled painting initiatives.

ARC: Working to balance modern investment opportunities for homeowners while preserving the original, classic theme of Chinquapin.

Operations: Our Treasurer manages our daily financial health, and the Insurance Committee continues to search for policy pricing that aligns with our budget.

Finally, we would like to extend a sincere thank you to our Secretary for maintaining our vital records, and to Amy and the Jack of All Trades team for their dedicated work on-site.
