Presidents Letter

 Greeting Fellow Homeowners,

It has been my honor to serve as President of the Chinquapin Homeowners Association over the past year.  Last month CHOA held our annual election and a new Board has been formed.  Two new Board members were elected, Marvin Feinstein and Robert Nielsen.  The two incumbents, Dana Stalder and Terry Sarvas, were both reelected.  I wish to thank the outgoing Board members, Steve Giacomi and Anne Mitchell, for their years of dedicated service to the Chinquapin community.  Bruce Bayne has volunteered to be President of CHOA for the coming year.  The remainder of the Board is as follows:

This past year has been both rewarding and challenging.  It was certainly difficult to have to levy a substantial assessment at the start of the year but the circumstances prompting this assessment were unavoidable.  Despite the difficulties, the CHOA Board, in partnership with Jack of All Trades, has been able to accomplish a number of significant improvements.  We have addressed several critical infrastructure problems by rebuilding a number of failing roofs, we have initiated the rebuilding of many failing decks, replaced a sewer pump and the entry gate motors.  Much work remains on both the roofs and decks.  We have recently completed the total remodel of the lower pool bathroom and have installed two EV charging stations.  Lastly, fire mitigation efforts have been pursued with significant brush and dead tree removal, especially at the north end of the property.

With regards to fire mitigation, I would like to announce that Chinquapin has been awarded a grant from the North Tahoe Fire Protection District to pursue hillslope fuels reduction on the 42 acres extending from the Dollar Point boundary to our access road and all of the hillside up to Dollar Point and the highway.  This will be a two year project that will be carried out by the North Tahoe Fire District.  This grant will save Chinquapin a very significant amount of money, perhaps as much as one million dollars, and will, hopefully, either reduce or obviate the need for another assessment next year.  The credit for this accomplishment must be given to Amy Jack.

Lastly, I would like to announce that the Board has formed two new committees.  First, we have organized a 4th of July planning committee to assist management in producing and maintaining the traditions that have made this our most important event of the year.  Second, the Board has formed a Fire Protection and Evacuation committee to develop fire safety and evacuation protocols for Chinquapin.  I would like to ask for members of the Chinquapin community to serve on these committees.  Volunteers can contact management (AJOAT) if you are willing to participate.
