Dear Chinquapin Homeowner:
Winter is approaching at Chinquapin: Heat tapes are being installed, roofs are being swept, snow stakes are installed, the buoys have been removed, and we are waiting for snow.
We have engaged a web design firm to redo the Chinquapin website to make it more modern looking with easy links and updated information. The members only section will be maintained for homeowner contact, financial information, and meeting minutes with upgraded security. We plan to add a webcam so homeowners can view the changing seasons and conditions on the property. We expect to do testing of the new website in February and “go live” in March 2017.
The CHOA budget was approved at the November 12, 2016 Board meeting. All the financial documents supporting the budget will be posted on our members’ only portion of the website in late December. Highlights of the budget include continued roof replacements and cyclical painting of our buildings. The Dollar House patio wall and steps will be replaced and upgraded to match the new patio stonework. Our costs of operation have increased about 3%, so the quarterly dues will increase to $2875, about 2.7%.
We will continue to upgrade our recreation facilities: With the increased popularity of pickle ball and the numerous requests for bocce ball courts; we will, in the Spring of 2017, convert tennis court #6 (the lower court next to the tennis office) to two bocce ball courts and two pickle ball courts. Picnic tables will be added in the grassy area opposite the courts for increased socialization. This alternative was chosen because it does not increase our land coverage, the conversion for multiple usages is relatively easy, and tennis court usage has declined substantially. Also, courts 4, 5 and 7 will be resurfaced.
