Presidents Letter
January 2026
Dear Chinquapin Homeowners,
Since being elected President of the Board in September and holding our Association meeting in November, I have reflected on our shared responsibility to maintain property values while preserving Chinquapin as a place of relaxation and enjoyment. Together, we strive to protect the beauty and tranquility that make our community one of the finest on North Lake Tahoe.
Below are highlights from the Association meeting held on January 10, 2026. The Board appreciates everyone who attended and shared their input.
Finance
Our General Manager and Treasurer will be sending an email outlining the 2026 Financial Forecast, including a link to review the budget line by line. Dana Stadler has resigned from the Board and as Treasurer. We thank Dana for his service. Jeff Giacomi has been appointed to complete Dana’s term and has also accepted the role of Treasurer. Thank you to both.
Architectural Review Committee (ARC)
Homeowners planning a remodel should visit the Association website for updated ARC forms and fee information. Forms must be submitted and approved prior to beginning work. Updated A/C guidelines are also available. At this time, heat pumps are not approved, as guidelines have not yet been established.
Insurance
Insurance costs appear to be stabilizing, with renewal bids expected in May. Thank you to Cris Wedekind and Bob Nielsen for their continued efforts.
Buildings & Infrastructure
Single-bedroom units are next for deck replacements. Homeowners will be notified in advance, and Jimmy Jack can assist with scheduling questions. Front approach decks will now be reviewed during unit inspections. The Association is also working with a firm to assess compliance with TRPA coverage guidelines for future projects. Thank you to Carl Bertelsen for your outstanding efforts in coordinating and overseeing this enormous project.
Grounds & Fire Safety
This spring, you may notice landscape changes due to Defensible Space requirements mandated by fire authorities. Our maintenance contractor is removing three to five dumpsters of vegetation weekly, focusing on fire safety while preserving as much greenery as possible. Thank you to Terry Sarvas, CHOA Grounds Chair, and Jimmy Jack for their diligent oversight and hard work.
Recreation
The pool is winterized, and other recreation areas remain snow-covered. Beginning this spring, facilities will have posted hours, and gates will be locked during closures as required by our insurance provider. Thank you to Amy Jack for seeing this through and for always acting in the best interest of Chinquapin and the Association as a whole.
In Closing, I’d like to thank Marvin Feinstein who continues o do an excellent job serving as secretary, and to the entire board for their continued dedication. I also want to apologize if I occasionally sound direct or abrupt during association meetings, having raised five daughters and three sons I have learned that the most effective approach is to get to the point work towards resolution and ensure everyone receives equal time and consideration I welcome your emails, calls, and texts, and will respond as soon as possible. It is a privilege to serve as your Board President, and you have my assurance that you will always receive my best and that I am fully committed to the best interests of our community.
