2025 President’s Letter

Greetings Fellow Homeowners
On Friday 3/21/25 the ballots that were received were tabulated by an independent, unbiased individual. There were a total of 127 valid ballots received. Voting results were:
YES - 89 NO - 38 70% in favor 30% opposed
The CHOA Board recognizes that this large assessment will be a hardship for some. We offer two payment options, either a single lump sum ($10,000) or as four separate payments of $2,500 each which could be paid concurrently with your usual quarterly HOA dues. Lump payments may be paid to the same address that you use to pay quarterly dues. The Board pledges to maintain complete accountability and transparency of all the project expenses for which this assessment was deemed mandatory. It is anticipated that approximately 50% of the assessment funds will go towards urgent deck repairs and rebuilds, 25% towards repair of leaking roofs, and 25% will go towards dead tree removal and other critical fire mitigation projects. We will provide periodic updates as to the status of these efforts.
