Results of the 2021 CHOA Board General Election

 

Motion to approve the 09/05/2020 Annual Meeting Minutes was approved

unanimously.  94 Yes votes  -  zero No votes.

 

Motion to approve moving any excess operating funds from year 2021 to 

year 2022 was approved unanimously.  95 Yes votes  -  zero No votes.

 

Four expiring board positions were filled for new two year terms as follows:

Terry Sarvas

Annie Mitchell

 

Board Officers will be as follows:

The vote to change the insurance portion of the CC&R’s to a bare walls configuration for the HOA Master Policy was passed by a vote of 119 to 4.  This change reduces the current requirement for the master insurance policy from $125 million to approximately $75 million.  This should enhance the HOA’s ability to procure future insurance coverage in a very difficult insurance market.  Feedback from individual owners increasing their HO-6 policies to cover the unit interiors has been very positive.

 

In addition to the ongoing routine site maintenance a number of improvement projects have been completed or are in progress including: the Best Management Practice (BMP) drainage project along the hillside road leading down to the Carriage House; the Beach Bathroom remodel; Tennis Office Remodel; Pickle Ball Courts resurfacing; starting the Firewise Certification process and ongoing defensible space work; and the new Sewer Lift Station for Units 163 - 182 which should be completed in October.

 

The 4th of July Party was back after a year off for Covid and was bigger and better.  We continually look for ways to improve site security and remind all owners and their guests and renters to observe the posted speed limits when onsite.  

 

Thanks to Mitch Packard, the HOA General Manager and Aidan Miles, WMC for their constant efforts to improve the maintenance and ongoing operation of Chinquapin HOA.

 

The HOA is in good financial condition and there are no new or ongoing lawsuits. 

 

Treasurer’s Report  -  Annie Mitchell

 

Approval of the motion to transfer any excess funds in 2021 to 2022 was passed with 95 votes.

 

As of July 15, 2021, we have $523, 872.00 cash in the Operating Fund at Bank of the West and $1.2 M in the Reserve fund ($916, 216.16 Schwab and $384, 436.47 Plumas).  We are currently within budget and operating under calendar cycle.  We are very pleased with our Reserve Fund.

 

We are currently conducting a Reserve Study, something we haven’t done in 10 years.  It should be completed by November and may provide some insight.

 

We will do our annual budget meeting in November.  As many of you are probably interested in and wonder what will happen with our dues.  And our hope is to hold dues, however the greatest unknown is insurance.

George & Jill Pelton, Unit #103,  Compliments to all candidates that ran for the expiring Board positions and to those that were re-elected.

 

Dave Nemeth, Unit #78,  Requested general guidelines for selecting coverages for the unit owner’s individual HO-6 Policies with the change to the HOA Master Policy.  Rich Votaw, the HOA’s insurance broker responded with a general review of the owner’s responsibility of the building interior and the HOA’s responsibility of the building shell.  A starting point for interior construction cost can range from $275/square foot to $400/square foot but should be reviewed by each unit owner based on specific remodeling they may have done.  Rich also encouraged unit owners to review their policies for contents and Loss Assessment coverage for adequate limits. Owners may want to take a narrated cell phone video of the unit interior and contents to assist them during claim time after a loss, in addition to increasing policy deductibles to minimize claim frequency.
